The space
Located in upscale Sesmarias, 5 miles (8 km) west of Albufeira this luxury modern villa has a private pool, sea views, brand new stylish furniture and offers walking access to the stunning Coelha beach in less than 10 minutes walk through a lovely path. Ideal for family vacation. We have high quality mattresses that are very comfortable! The 2 large bedrooms have new Super King beds , check for yourself, most other villas in the area usually offer king beds (and not super-king) in master suites. The smaller bedroom with bunk beds is ideal for children, we can fit up to 3 children as also have a pull out trundle in that room. Enjoy the sun and recharge with a good night sleep to have a truly relaxing holiday.
Casa Cortiça is located in the high-end, desirable and quiet residential neighborhood of Sesmarias, near Coelha and São Rafael beaches. Old town Albufeira is a short 7-8 minute drive/Uber ride. Enjoy the beautifully landscaped gardens and tear drop shaped pool (can be heated by request in colder months for an additional cost). The villa is newly and fully remodeled from ground up, and has brand new appliances, furniture and mattresses.
This contemporary villa is filled with light and includes a large sun bathing area with new sun lounger chairs (all new as of 2025 season) laid out by the pool and surrounded by manicured gardens. It it furnished with environmentally sustainable furniture including award winning Seaqual Multi mattresses (using 10% plastic bottle material to clean up the sea) and Maison du Monde “Good is Beautiful” sustainable sofas and chairs. The villa has solar panels among other sustainable features such as cork paneling (Casa Cortiça, the name of this villa literally means House of Cork!)
The villa includes 4 bedrooms and 4 full bathrooms. 3 bedrooms include en-suite bathrooms. 2 of the bedrooms are master bedrooms with super king beds. All furniture, mattresses and appliances are brand new and of highest quality.
Master Bedroom En Suite #1 on ground floor: Includes a custom bed with Super King mattress. Bedroom leads to a peaceful private garden with a lovely Olive tree. The bedroom includes a desk and fast wifi. Hopefully, you don’t have to work, but if you need to, our WiFi is very fast!
There is an air conditioning unit in every single bedroom, as well as all common areas. Each room can set their own temprature for ultimate comfort.
Bedroom for Children on ground floor: Includes bunk single beds and one trundle rolling bed, providing sleeping for up to 3 children with 3 single size mattresses. The mattress on the lower bunk is actually an adult size single mattress. The top bunk and pull out trundle include mattresses that are better suited for children’s weight.
Master Bedroom En Suite #2 on top floor: Includes one bed with Super King mattress. Bedroom has wrap around balcony and outdoor furniture with panoramic sea views. Bedroom also includes work desk with fast wifi.
Bedroom En Suite #3 on top floor: Includes 2 single beds (extra long) that can be combined into one Super King bed, as needed.
All bedrooms include blackout shades.
Modern kitchen with brand new appliances, Nespresso and drip coffee makers.
Outside patio near the pool includes outdoor dining table with seating for 8, under the bamboo shaded pergola.
Large size outdoor BBQ near the kitchen (guests buy their own charcoal).

Pool can be heated by request (for additional cost of 300 Euros per week, and 50 Euros for each day for shorter or longer stays. We don’t recommend pool heating mid-June to end of August as the pool warms up to a nice 22-25 degrees C)

Laundry room with both washer, free of charge for guests (washing soap not included, guests will need to purchase washing detergent). Please note that the Dryer is available to you, but takes awhile to dry. We also provide clothes hanging racks to dry on beautiful Algarve sun.
Additional baby cribs and baby chair available by request. Additional small charges apply for the baby crib as we need to get it out of storage.
The villa is less then 2 km (1.3 miles) from the upscale Apolonia grocery market (similar to Whole Foods in the US ) with amazing bakery and fresh seafood and prepared food sections. Several cafes and restaurants are at walking distance down the street. Multiple supermarkets within 3-4 km distance in Guia and Albufeira.
The luxury 5-star W Algarve hotel is less than a mile away, with the award winning AWAY spa.
Within 5 minutes walk there’s a Michelin Bib Gourmand Restaurante O Marinheiro that many of our guests enjoy visiting.
The pool is ideal for both adults and children . It is kidney shaped with the deepest part measuring 1 meter 51cm. The pool can be heated upon request during April-early June and late September to early November for an additional fee.
Please note that during high season in July/August we need to not leave any gaps in the calendar therefore for summer 2026 season we ask for Friday-Friday stay during July (unless you’d like to stay longer than a week). For August 2026 we can accommodate Saturday or Sunday-Sunday stays (As of January 2026 we have 2 weeks available in July and 2 weeks available in August currently).

Guest access
Guests have access to the common areas, bedrooms, bathrooms, laundry room, pool and more.
The following areas are not accessible: Owner’s closet, maid’s closet in the laundry area and the garage gated area is not available for parking, but accessible to guests (the garage gates operate with a remote and previous guests have often misplaced the remote and broken the gates). There is lots of free street parking, there is space for up to three cars along the villa, you can park by moving up the curb and parking along the villa wall as it is customary in the region. The villa is located in a quiet residential area with minimal car traffic, but many pedestrians who are walking to the beach or to the nearby cliff trails.
Other things to note
Please note that we must abide by local hospitality rules, we must verify guest information in the form of an official government id (Passport works great). We ask you to disclose your nationality, if it’s not already listed on your profile, So that we can prepare the needed paperwork ahead of time. Our local property manager will meet you upon arrival to greet you and collect the information needed. We are required by Portuguese border autority to collect passposrt and other guest information and submit to the SEF(Foreigners and Border Service).
Also, please note that we require a refundable deposit for breakage fee (depending on the number of adult guests). We will collect this deposit in cash during check in and will return it to you, in cash, during the checkout. This amount covers breakage fee for big items, such as broken window, holes in the wall, etc. We are not concerned for broken water or wine glasses or plates.
Albufeira has implemented a new tourist tax from April to end of October, €2/person/night for guests 13 and above. Please see full details in the “Additional Hour Rules”.
The following services are available as requested:
Pool heating: Additional €300 per week (the pool gets warm during summer, this is only recommended for late September/October bookings). If you are staying longer than 7 nights, we can discuss the cost of pool heating depending on the length of stay (usually an additional €50 per additional night).
Baby high chair: Available per request, no extra cost (we have one available)
Baby cot: Available, at the additional cost of 50€ per week for each (we have 2 available)
The villa has a security system that is based on motion sensors both inside and outside of the villa.
The villa also has an intercom system to open the outside gate that includes a camera so that you can see who is ringing the door bell from the street. The camera is only pointing to the street when someone is ringing the bell for the iron gate entry..
